Signs You Need Pipe Repair

Pipe problems rarely announce themselves with a burst — they usually start with subtle warning signs. Catching these early can save Kelowna homeowners thousands in water damage repairs.

Water Stains on Walls or Ceilings

Yellow or brown staining on drywall is one of the most reliable indicators of a pipe leak hidden inside your walls or above your ceiling. By the time a stain appears, water has likely been accumulating for days — saturating insulation, weakening structural materials, and creating ideal conditions for mold growth. Don't paint over it; call a plumber first.

Unexplained Drop in Water Pressure

If your water pressure has dropped suddenly or gradually declined across multiple fixtures, a pipe may be leaking, corroded, or partially blocked. A pressure drop isolated to one fixture usually points to a local issue, but a whole-home decline suggests a problem on your main line or a significant leak somewhere in the system.

Discoloured or Rusty Water

Brown, orange, or reddish water when you first turn on the tap is a sign of corrosion inside your pipes. Older Kelowna homes with galvanized steel supply lines commonly experience this as the zinc coating deteriorates. Discoloured water is not just aesthetically unpleasant — corroding pipes can flake metal into your water supply and will eventually fail completely.

Higher Water Bills

A sudden spike in your City of Kelowna water bill with no change in household usage is a red flag for a hidden leak. To confirm, shut off all fixtures and check if your water meter continues moving — if it does, water is escaping somewhere. Even a slow pinhole leak in a supply line can waste thousands of litres per month before it becomes visible.

Visible Corrosion on Exposed Pipes

Green or blue-white deposits around copper fittings indicate oxidation and early-stage corrosion. White chalky buildup on pipes is mineral scale, common in Kelowna due to hard water. Flaking rust on steel or iron pipes means the metal is deteriorating from the inside out. Visible corrosion is a warning that the pipe wall is thinning and a pinhole leak or joint failure is approaching.

Slow Drains Throughout the Home

When a single fixture drains slowly, it's usually a local clog. But when multiple drains throughout your home are sluggish — particularly on the same floor or in the same plumbing stack — it suggests a partial blockage or damage in the main drain line. Tree root intrusion is also common in older Kelowna neighbourhoods, where mature trees send roots into clay sewer pipes.

Nas was terrific and the work was top notch. I have a new kitchen tap, the drains work properly and I have plenty of hot water thanks to the newly installed hot water tank. He came next day to fix the tap and drains and was three days early for the hot water tank and all at a reasonable price. Wonderful service.
